Tenancy review for 34 Marina Avenue in West Barnes, New Malden rented from Rajarajan Ramamoorthy

I have never had such a rude and petty landlord in over 25 years. He expects to visit the property whenever he chooses with the minimum 24 hours notice, even asking if he can bring his family visiting from abroad over to show off the house.
On one occasion, I called to discuss repairs on the house only to have him shout down the phone at me for over 30 minutes in a rage. When I put the call on speaker so my wife could hear, I was accused of recording him and he promptly hung up.
Withheld deposit over a dispute over a patch of grass, which we are now having to take to the dispute resolution service.
Rude, arrogant and only concerned about himself. Avoid at all costs.

Standard 3 bed, mid terrace house. The house was in mild disrepair but we were promised the property would be freshly decorated before we moved in. This was never done and all reported issues were either ignored or done cheaply.
On our move in date, the carpets were soaking wet as they had only just been cleaned that morning.
The cooker we were told would be remaining in the property was replaced with the cheapest £50 cooker from Currys.
Electrics were of a poor standard and often tripped, meaning kitchen appliances could not be run. Windows are draughty, full of moisture between the panes and need replacing. Lead plumbing was advised to be replaced. Walls were full of holes from furniture fixings and not filled while wallpaper was tired, worn and torn. Paint was chipped and yellowed. Window surroundings were mouldy. Damp comes through the wall in the front bedroom and the repair that was completed was to simply glue the wallpaper back without fixing the issue.

Great area and neighbours. We have lovely community although there have been numerous break-ins over the last few years.
