At first seems like a great landlord. He gets things replaced etc when needed and in a timely matter.

However, lack of action with regards to Mould and damp is very poor. Despite being flagged to him numerous times. And him being aware as when I moved in was told to keep windows ajar when drying clothes. Spent over £100 dealing with the black mould problem myself. Then has £360 deducted from deposit because of damp in flat and having wall sanded and painting, when there is an issue in the flat. Could of at least provided a dehumidifier. Landlord refuses to acknowledge the extent of the problem. Tells you to open the windows, even when it is snowing. Doesn’t seem to understand or acknowledge how cold the flat is despite telling him.

Property review for Grosvenor Court London Road, Merton Park, Morden

Property is a spacious one bed flat near Morden underground station.
Property has issues with ventilation damp and mould. These have not been addressed by the landlord. And during my time at the property I spent over £100 trying to keep on top of the problem.
I think part of the issue is the fact it’s an old building and it has exterior walls so in the winter heat escapes (and ground floor flat) and it gets pretty cold, coupled with moisture from breathing etc and hey presto there is a problem. We had to throw out a lot of the furniture we bought which cost us around £450 when we moved out. Flat is very cold in th the winter if heating isn’t on constantly. One day the thermostat didn’t get higher than 13.5 degrees with heating on all day, it was snowing. Cool in summer but unbearable in winter.

Parking is horrendous. It’s a permit system but not well policed. First come, first serve and is a nightmare trying to park. Sometimes you just can’t park. Worst I’ve ever come across in the London area.

Noisy at night due to being in front of the tube depot. Can hear the doors opening and closing and tubes making automated announcements. Neighbours above the flat are noisy on a weekend and like to scrub their floors at around 11pm very regularly. Other neighbours quiet, respectful and friendly.

Kitchen is ok. Needs replacing and I know the landlord has considered this. One ring on the hob doesn’t work (flagged to landlord).

Bathroom is old but functions. No extractor fan. Issues with shower head which were flagged to landlord. Made showering a bit difficult.

Telephone entry does not work and is disconnected. Despite it being advertised as a perk of the property.

Area review for Merton Park, Morden

Area rating: 6
Nice neighbours generally. Area is going down hill. More beggars and undesirable people hanging around. Close to the tube for night tube, on night bus routes. Had supermarket, corner shops and food places near by but not much else.
Close to Wimbledon. Close to the beautiful Morden hall park.
