When asked to deal with repairs and sent pictures i.e. a written record of the issues, they became very aggressive. Also very aggressive when dealing with in regards to the deposit return, tried to claim I owed them council tax and various other things to the full amount of the deposit, has done this in the past to previous tenants.

Unfurnished 1 bedroom flat, very cold and prone to mould and poorly maintained. avocado shower, toilet and small sink in bathroom. Several layers of lino in kitchen make it difficult to clean and no base coat under the wall paint so mould and flaking an issue. Carpet has no underlay or pins at the edge to hold it down so also difficult to maintain. Only two storage heaters in the lounge, very spacious and low rent, but very expensive to heat and keep bleaching the mould. Only electric, no gas and very high ceilings and spacious which is nice in summer but very cold in winter.

Area rating

Bus links are very good but prone to delay at busy times, prone to congestion due to the Ipswich one way system. People often speed down the road and there is some local issues with drinking in the street which can be loud and late at night. Neighbours also prone to slamming doors late at night and quite aggressive.
