Location amazing. However, insanely high electricity bills (10,000kwh/year usage which is more than double national average), high condensation/mould due to poor ventilation & insulation, freezing cold weather and poor energy efficiency rating (E), which reflects the age of these historic buildings (built in ~1810). Council Tax Band C, members of public tampering with uncovered electricity box (causing power outages), toileting on front doorstep (urine, faeces), letterboxes broken into, noisy 5am bins collections directly outside ground floor windows. Structural damage from years of being derelict and overgrown vegetation on the front, which the Council ordered Harwood Properties to fix in 2011. In 2025, their “fix” has led to water damage to electrics (smoking kitchen fire alarm, broken/leaking bedroom ceiling light) & persistent peeling paint on kitchen walls and ceiling. Required 3x 20L/day home dehumidifiers to manage wall damp, kitchen condensation and dry laundry, which are expensive to buy & run. Shoebox-sized combined kitchen/dining/living area, and the size of bedrooms vary wildly, causing the 2 largest en-suite rooms to be 3x the size of the 2 smallest bedrooms (therefore rent can’t be split evenly).

Perfect location, directly in front of St Peter’s Church bus stops (which National Express coaches also drop off at), 9 minute straight walk down to the station, 2 minute walk from ALDI and endless other restaurants, organic food shops, charity shops in a 5-minute walking radius. Pharmacy downstairs and Post Office/boxes nearby, and Brighton Uni library across the road. However it’s a no car zone, so parking is subject to bus gate fines.
