There was a wasps next at my property so I told Abode Living and asked them to resolve the issue, which they were reluctant to do so. They sent Pest control to sort the nest from the outside however the vent it was in led to my bathroom vent and whatever wasps escaped the poison started to appear in my flat, when I asked them to come and look at the bathroom vent or wherever else they might be getting in, told Abode, they did not care, which led me to move out as I wasnt living like that where I had to dodge 3-4 wasps daily and have to avoid being stung. So with this the final inspection has been blown completely out of proportion, stating the flat wasn't cleaned yet I spent a good 2 weeks fumigating the place when I first moved in because it was disgusting, and when i moved out I left it in 1000% better condition to how it was when I moved in. Clearly trying to find anything to screw me over and take my bond but its not happening I've gone to the ombudsman now. I even sent pictures of evidence from when I first moved in and it stated on my inventory that it definitely was not cleaned to a professional standard! their reply was 'you cant really tell from the pictures that its not clean'. Please see for yourselves attached!!! You tell me that's cleaned to a professional standard, I replaced the shower head and left it there, and fixed the wooden slab missing from under the oven. And theyre trying to tell me its not clean now. laughable. DO NOT USE ABODE LIVING. They will take your deposit yet take no responsibility for any problems that may occur or any problems that already existed.

Abode Living were terrible. They were patronising to us whenever I needed to talk to them, and they took ages to respond when we needed to get repairs done. However, as soon as the rent went through 1 day late they were quick to fine us.

We had loads of problems with the roof and plumbing leaking, which were left unfixed for months. Their handyman even said about the roof "let's hope it doesn't rain before you move out" - 3 months before the end of my tenancy!

They then tried to take a ridiculous amount of money from our deposit for cleaning, citing mould caused by the leaking roof, and for items they said we had taken, which were still in the house. We had also left the house much cleaner than we had found it.
Had to dispute through the DPS, and we got our money back, but it delayed it for weeks.
