Tim Lawler is your man, he’s the listing agent for this property and he’s always ready to kiss your landlord’s ass (hey, he is a former member of the Rolling Stones after all - trough a shell company of course)

His commitment to saving his client money is legendary, especially when it comes to repairs. Every issue requires an intricate diagnosis from you, the tenant, before any action is taken.

**Tenant**: “Hey Tim, can we get a plumber to fix the kitchen sink waste pipe please? please see photo below of existing set up - I believe this is a temporary solution 😅 (upon check in, the kitchen sink waste was found wrapped in a dirty plastic bag with grime dripping) photos attached.

Also Master Bathroom Shower Thermostatic Valve: Only hot and boiling water coming out, impossible to take a shower (we tried turning both valves up and down but no luck)

Can we get someone to please draught-proof the windows in the master bedroom? it’s freezing in here”

**Tim**: “The property was not to be painted, this would have cost a fortune and was done about 18 months ago. 😳 The property was deep cleaned. When you rang me on the day, I rang the old tenant who was liable. He told me he has seen them with the carpet machine. 😳

Please can I come take a look at the shower. Those valves are incredibly expensive and this is was replaced when the flat was done. I can take a look at the double glazing too as need to assess and work out what to do there. 🤯

Please can you tell me what is wrong under the sink, is that ubend leaking, did you put the bag on. I just want to ensure I know what the problem is.” 😱😱

**Tenant**: “This is what we found upon check in (Photo attached), I suppose this is not a decorative element and someone must have temporarily put there a bin bag to stop a leak. I am not a plumber though…

Let me know if you need any further info.”

Also, Tim sucks up to the landlord so much, that he will try and steal your deposit money upon check out, he will use everything he can to get a pat on his shoulder by his boss, including lying on the claim sent to the deposit scheme. He will say that the property was in spotless conditions upon check in, and that you haven’t done a deep cleaning when you moved out, he will attempt to chargeback invoices for repairs occurred in 2021 and 2022 and claim those from your deposit. Repairs such as a broken dishwasher and a blocked toilet, providing as evidence photos of a broken glass found in the dishwasher motor (uh, yes it’s a dishwasher) and verbal communication from his plumber friend, saying that he found wet wipes in the toilet and that he hadn’t seen a waste bin in the bathroom, so it must have been our fault (bear in mind that these costs had never come up in 2 years, only at the time that you need to get your deposit back). He will also claim he never brought up these issues before because, according to him, we 'rarely paid the rent on time', and he wanted to avoid instigating another 'rent strike'. Moreover, Tim will accuse us of breaching the lease terms, alleging we had cats without his knowledge. Tim will also upload the tenancy agreement to the dispute portal as evidence but Tim doesn’t know that on the tenancy agreement he uploaded, on page 20 of the tenancy agreement, section *8 SPECIAL TENANCY CONDITIONS, item 8.4 reads: Pet allowed*
*It is further agreed between the Landlord and Tenant that the Landlord grants permission for the Tenant to keep a pet in The Property for the duration of the Tenancy. The Tenant agrees not to keep any further pets or animals of any description without the previous consent in writing of the Landlord.*

Tim will try to claim £35 from your deposit, claiming for the cost of the batteries and the cost to get someone to go and change them, despite, according to The Smoke and Carbon Monoxide Alarm (England) Regulations 2015, this expense is part of the landlord's obligation to ensure the property is compliant with safety regulations at the start of each tenancy.

Tim will also try to minimise the vacancy time of the property, but Tim does not work in the weekend, and because we left the property late on a Friday evening (which was indeed the last day of our tenancy) and it could not be checked until Monday after and the new tenants are moving in on Tuesday. So Tim will need to arrange for an emergency last minute cleaning, and claim its cost from your deposit.

Also because Tim claims that we “were problem tenants” from the start and this “caused much stress for the landlord (but Tim renewed our tenancy 3 times and proposed a 4th renewal) and since “the landlord had to instruct solicitors a great expense to chase the rent when it was five minutes late”, he chose not to arrange a formal check out. So Tim submitted false and questionable evidence to the deposit scheme, hoping to win the case and deliver my deposit to his client - like every good dog will do.

Tim is unaware that I relish facing these kinds of challenges and staunchly oppose unfairness. Tim also doesn’t know how to use ChatGPT 😜, so Tim will be reported to the The Property Ombudsman and Tim will lose his job
