Our experience with this landlord was extremely stressful and difficult. Communication was often poor, with phone calls and messages that felt overbearing, aggressive, and unnecessarily confrontational. This affected not only us as tenants, but also workmen who needed to attend the property, as communication around visits and expectations was often unclear or poorly handled.
One of the biggest issues was the frequency and nature of property inspections. The expectation seemed to be that the house should look as though nobody lived there, rather than like a clean and well-maintained home that was actively being occupied. After each inspection, new rules appeared to be introduced, and over time the areas of the property we felt able to use became increasingly restricted. At different points, this included windowsills, plug sockets, counter space, furniture placement, and other ordinary parts of day-to-day living.
The constant moving of goalposts became a significant strain. Even when the house was in very good condition, there always seemed to be something to criticise. Examples included a clean oven door being described as smeary, extractor fans being criticised for small amounts of dust, and shower doors being criticised for water marks. There were also unreasonable expectations around things such as cutting back trees overhanging from a public path, keeping the heating at a specific temperature, and ensuring furniture was kept a hand’s width away from other items or walls.
At one point, we were told to move a large mirror because it was near a window and was described as a fire hazard, despite this not making logical sense to us. Attempts to discuss concerns or explain practical realities were not really listened to.
Overall, the tenancy felt unnecessarily tense and invasive. Rather than feeling like tenants living in our home, we felt constantly monitored and criticised. The experience had a real impact on our wellbeing, and I would not choose to rent from this landlord again.

Tracey is an aggressive and patronising bully. Her micromanaging style of letting will make you feel very unwanted in her property. The inspection visits were too frequent and the duration was a minimum of 1.5hrs with an expectation that the property is in a showroom clean state every time. She makes up rules as she goes along and the goalposts are forever moving
