Lived here for a good stretch and it was a difficult experience throughout.
The main issue was access, she'd come into the property whenever she wanted, rarely giving proper notice beforehand. On top of that, the front room, which was meant to be part of the let, ended up being used by her as her own space for most of the time I was there, so you're never really getting what you're paying for.
Bringing anything into the house was its own ordeal — she'd question items I brought in, and on move-in day itself I was told off for leaving a box down before I'd even finished unloading. Set the tone for the rest of the tenancy.
Raising any issue tended to turn into an argument rather than a conversation, so there wasn't really a way to resolve things properly. And more than once she tried to get extra money out of me for things that weren't in the contract — nothing about the costs felt fixed or predictable.
Overall: poor communication, no real privacy, and a landlord who treats her own boundaries as flexible and yours as negotiable.
