I would not recommend renting from Lavinder Bains.
Throughout my tenancy (2025-2026) communication was consistently poor. On multiple occasions, my phone number was blocked instead of my concerns being addressed, which I found highly unprofessional and unacceptable for a landlord…
The property itself also had ongoing maintenance issues, including repeated problems with the boiler and mushrooms growing on the ceiling, suggesting a persistent damp issue that was never properly resolved.
To make matters worse, I have now been accused of leaving the property in an unprofessionally cleaned state. In my view, the house was returned in a condition very similar to how it was when I moved in. This accusation feels unfair, especially given the unresolved issues with the property throughout my tenancy. Lavinder also failed to mention anything about taking care of the front and back garden.
Overall, I found Lavinder to be rather rude, unhelpful, and unwilling to deal with legitimate concerns in a professional manner. Based on my experience, I would strongly advise others to think carefully before renting from this landlord.
