The microwave, dishwasher, kettle and beds all needed to be replaced during our 5-yr stay and these came with no concerns from the landlord at all.
However the plumbing was very bad and the drains blocked up due to items in the shared pipe that served the whole block. We had to pay for repairs to this.
The bathroom was poorly ventilated and so grew mold on the walls. We had to pay for re-painting when we moved out, which felt unreasonable.
