Friendly on the surface, before you realise every effort is aimed to maximise fees. I hold evidence to confirm rent was demanded at dates which differed from the contract, to later be used as massive £75 fines for late fees (despite the landlord clearly requesting the payment on a different date).
Every tenant who's left this flat has a story regarding what a nightmare it is. She has no interest in the state of the room and property, she'll simply go out of her way to fine you for whatever loophole she can.
In terms of service? Didn't put a curtain or any cover over the bedroom window, and refused tenants the right to fund any curtain themselves. This is one of endless problems. Expect her to turn up more than half an hour later to any meeting, she has zero consideration.
Avoid at all costs.
