While the landlord was friendly and seemed genuinely interested in her tenants when it came to dealing with actual problems she didn't want to take responsibility as a landlord. I had belongings stolen, thrown out, and smashed by other tenants and despite both myself and my guarantor raising a complaint with her she refused to follow up the anti-social behaviour clause of the contract. Also she sold a joint tenancy where some tenants had bills all inclusive but another tenant had it in their contract that they had to be responsible for the energy bill on the house's behalf - so when that tenant ended their contract and left she refused to accept liability for energy charges the all inclusive tenants had racked up, which is potentially illegal and has the likelihood of allowing other tenants to rack up unlimited debts in another tenants name and damaging that tenants credit rating.
