Unethical, scrupulous, threatening letting agent. Resorting to harassment to illegally evict tenants. No HMO licence. No repairs done. Stressful. Unsafe. Overcrowded flat in poor conditions.

Farzam Rad did not belong to a redress scheme. Did not arrange any repairs. Threatened and harassed tenants illegally. Entering property without consent and without notice. Evicted tenants within 30 days. Moved in dangerous tenants without doing any reference checks. Did not have a licence to operate as a managing agent. Did not have a licence to run an HMO. Increased rent without notice. Failed to pay utility bills included in the rent. Harassed tenants with calls and messages. Did not protect deposits. Did not give electricity and gas certificates. Delayed repairs.
