Very demanding about holding fees, like to turn up unannounced for repairs instead of getting back. Would do regular health and safety inspections which amounted to nothing. Got the impression they new things needed fixing but landlords are too cheap even though they own a car dealership, we did get a new freezer, window and washer in the time we were there. More than anything house needs a refurb and mould treatment.

Didn't have very much contact with them but they do not care about student welfare at all

Really bad at getting back to us in terms of repairs etc. Would often give us very short notice about safety checks etc, and wouldn't even knock before coming in .

They frequently ignored our communications, when we asked for repairs or changes they would put it off for ages or not ever do it. Came to the house for viewings without notice and left front door unlocked.

Useful but think everyone in Selly Oak knows this. No empathy of course, but no concept of how to save money in the long run - terrible repairs done time and time again.

Oakmans are an absolute joke. Think I’m going to need a bigger box.

Firstly, the house was disgusting before we moved in. It wasn’t cleaned, at all. Then there were so many maintenance issues that weren’t sorted- they only actually sorted them when we got one of our parents to ring them up- they obviously don’t take students seriously and think they can mess us about.

They also regularly would show up without giving us 24 hours notice. They’d maybe ring an hour before? This isn’t the same thing as giving adequate notice and was extremely annoying, but we didn’t want to say no to them because it was a rarity for them actually respond to a maintenance problem.

Obviously Oakmans has gained a reputation as the worst landlord in Selly Oak amongst UOB students and I think this is pretty spot on.

Generally good, though sometimes defer maintenance to the landlord which takes longer.

Don't always communicate, repairs usually quick, not always the most helpful. Not horrendous.

They respond well to maintenance requests. Easy to deal with. Usually they send people round to solve thing quickly. The admin fee at the beginning of the year was high.

Oakmans were very professional and straight forward in sorting paperwork and deposit returns etc. They do seem to represent pricier properties typically however.
