Where to start. Extremely unhelpful with things like a broken burglar alarm that wouldn't switch off, and a broken electricity meter that couldn't be repaired because the wall it was attached to was so damp. The property was put up for sale and they assured me it would simply be sold to a new landlord, then a few months later after it had failed to sell I was issued with a no fault eviction. This company is deeply unprofessional, dishonest and underhand. Luckily I was moving into my own place so I was OK but if it was someone who had to find another rental or had kids in school or something it could have been disastrous for them. The Royal Estates even had the gall to try and charge me for a locksmith because 'd left the key in the property, suggesting they either didn't have a spare or were simply trying to extort money from me. Total con artists.

Unhelpful and, at times, rude. Little communication between staff so if a problem was not resolved in one phonecall with one person, it would be lost in the aether. Very slow to organise repairs even for urgent problems like rain pouring through the ceiling or large patches of mould. Charge extortionate fees for a complete lack of organisation - the only time they contacted me promptly about an issue was to hawk me for rent a week before it was due as they had the wrong date down, the tenancy agreement had a mistake in the address and they can't even spell their own agency name correctly half the time. No internet, TV or furniture arranged for my move in date despite paying for all three; had to organise the internet myself (month+ wait), buy my own bed so I had somewhere to sleep for the first week, and never provided a TV nor TV license. Took over a week to provide fire blankets/extinguishers and had no idea where the water shutoff etc. were. Often the only course of action they took with any complaint or problem was to palm it off to the landlord, who was also rude and unhelpful. Agents would let themselves in to shared areas with no warning, ask to look in my room without having given notice, generally had no concept of privacy. Worst of all - they wore dirty shoes on the carpet!
