I stayed at Luxus residences in Huddersfield run by Vanilla lettings 2022-2024. In short I had a horrible experience. The flat was the basement flat which had had a leak before I moved but they assured me it was fixed and the flat was ready. The day of moving in the flat stank and the floor was so dirty that by the time I left there was still engrained dirt that would rub off on my socks when walking around. I had black mould and white mould on all the furniture and it covered my kitchenware and has damaged my shoes. I have had to throw out food items such as tea and herbs from cupboards from mould. There was black sludge under the sink that has not been cleaned and that was the cause of the smell. I had been given a dehumidifier for the flat but was made to run it 24/7 because the flat retains moisture when having a shower or cooking. No matter how dry I tried to make the flat it would get damp again and mould would return. This does not follow the Government guidelines for suitable living conditions in the UK.
Vanilla lettings attitude towards this was manipulative and unserious. They said that if I wanted to move flats they might not have any available so I’d have to look elsewhere which scared me and I decided not to move because I was not in a position to move again. They then suggested having the cooking extractor fan on as well as the dehumidifier to reduce the damp which was completely unreasonable. The constant fan noises made it unbearable to live in that condition. They then told me that this condition in the flat is to be expected with the British weather.
They ignored my pleas of help when it was effecting me mentally and refused to work with me saying whether they could move me or not. The feeling I got was it was my problem and I should just deal with it. I was miserable knowing that after general everyday cleaning of the flat there was still mould that needed to be cleaned. I was there at university not to become a mould specialist! But hey, I know how to clean layers of mould off any surface now.

Terrible customer service once you've moved in, there were several problems at my property during my stay and they never got fixed.

There were two conditions in my rental agreement - one that two large items of furniture would be removed. The other was that it would be professionally cleaned afterwards. Neither were done so I had to stack up the furniture in one of the bedrooms which wasn't useable for two weeks whilst they organised getting it collected. It was also not cleaned - the blinds especially were really grotty and sticky and covered in fluff, and there was dust everywhere.
At the end of the tenancy I had not received my deposit back within the required timetable by the tenancy deposit scheme rules (10 working days), and likewise hadn't been informed of any deductions. When I tried to chase it, I was simply told "We will surely update you in due course, if any deductions is required.".
As I had neither had an inventory done when I moved in, and had cleaned the flat within an inch of its life when I moved out so it was gleaming, I was not prepared to have any deductions considering they had not done what they'd said they'd done at the beginning of the tenancy. I submitted a complaint to the tenancy deposit scheme and received my deposit back in full.
I also found them very aggressive when increasing the rent. I was already pretty much at the top of what I could afford in the first year, and at the end of the contract, I was told it would increase by £100. However, rent prices had been stable for the year in the area, so was far beyond inflation. We 'settled' on £50 more. When I moved out a few months later, they advertised the property back at it's original price in the first year.

Nice at the start but began to be pushy around the start of November telling me I had to decide whether I'm staying next year. They don't take personal situations into account and had three viewings a week until the middle of January.
