We've had a horrendous experience with this landlady. She failed to repair a boiler that kept having to be reset for one year. When it finally broke down entirely, she first ignored our calls and emails. We told her she legally had 24 hours to fix it. The next day we got heaters and an illegal one-month notice to leave. She told us we were on a rolling tenancy agreement, which was a lie. We scrambled to leave, and we had to threaten to go to court to get repaid for the extra rent she owed us. She still hasn't repaid the full amount.

She then tried to keep most of our deposit by claiming for a flood that didn't happen. Thanks to our deposit being protected, we got most of it back. She still managed to retain 200 GBP from it, because two tiles broke down when we mopped the floor, likely because of water damage caused by leaks in an adjacent room that she never fixed, even after being told about it one week after we moved in and reminded about it several times. If you are already a tenant there, she might not have protected your deposit, given her experience with us. If this is the case, you can sue her for up to three times the deposit. I would look up at the Citizens' advice webpage regarding that.

She also sent us numerous emails containing fabrications and accusing us of all sorts of things. On January 1st 2025, i.e. two months after moving out, she sent me threatening messages calling me a bitch and telling me she was going to send a letter of claim for defamation to my workplace. The house still has leaks in the dining room that she has failed to repair and I am not sure the boiler was actually fixed properly. She took one month to fix a leak in the downstairs bathroom. When I proposed to fix a tap she should have fixed as she was slow to make repairs, she tried to convince me to replace it with something expensive. Then she gave us ten days to replace it and organized an inspection to check the work of the plumber. She never replaced a fence that had broken down between our rented house and another property. Her excuse was "I think it looks better that way".

She also impersonated another tenant on another landlord review website, and wrote a glowing review about her property. It has been removed as the other tenant was notified, and replaced by a review from that other tenant, and it's a bad one. So if you see a good review it might be a fake one written by her. I would avoid at any cost.
