When we moved in this was the list of problems which took 6 weeks or more to resolve:

Kitchen:
Extractor fan did not work
Lights in extractor fan missing.
Light in fridge not working took. It 3 weeks ago to replace this. Not working again as faulty connection
Dishwasher door could not open fully as kick board underneath blocked it.
Kitchen taps loose and connection rusted so cannot be tightened further. Will break and already leaking yet landlord refuses to replace. We found water under sink when we arrived and it kept coming back.
Bulb in light did not work another has the fitting broken so it extends out of socket
There were no instruction manuals. We had to provide our own.
No blinds and although net curtain (the only thing one they said they would do here) put up it did not fit window so will get dirty quickly.
Light bulbs, net and blinds were part of agreement before we signed the contract.
Reception:
Wall light not working we have replaced both bulbs
No lamp shade and bulb not designed for this room
Curtains not fitted correctly and broken at one end. So window not covered and privacy lost.
Curtains not for the window and the cover radiator so preventing heat entering the room. Also not cleaned.
No net curtain
No tv lead to Aerial.
Bathroom:
Radiator leaking
Seal around bath done the day we moved in and stank.
Sink and floor not sealed as agreed before we signed contract.
Door stopper not fixed means glass mirror behind can be cracked
Electrics for lights behind false window not properly sealed just tape. Dangerous.
No extractor fan. We were told there was one and it would be fixed as condition of moving in. Never fixed as a leasehold cost and no one is making it happen
Toilet seat loose and did eventually break.
Light not working in ceiling. Another one has broken since and needed complete replacement
Hallway:
Door hinge wearing out and missing screws
Carpet coming away from metal cover which also has screws sticking out. Dangerous.
Main bedroom:
Radiator valve cover worn inside so cannot use.
No net curtain
No curtains
Blind damaged and does not keep warmth in room.
Light shade damaged
Second bedroom:
Radiator valve cover worn inside so cannot use
No net curtain
Curtains don’t fit properly. To big for window not clean
Light shade damaged
Professional clean:
There were several days between tenants moving out and we moving in. The flat was cleaned the morning our rent started which prevented us moving in until the afternoon and then the carpets were still wet.
Floor not vacuumed under sofas. Tv was not moved so dirty underneath. Corners of bathroom not clean. Nor was toilet bowl or sink sealant. Windows were not cleaned.
Soiled linen was left in various rooms. Broken vacuum cleaners a motor covered in oil and stained plastic containers as well as list going back to 2014 left on cupboard.
There was personal objects left behind by previous tenant we had to clear away.
A rusty soiled toilet brush was left under the kitchen sink and another soiled brush left in bathroom.
This was NOT a professional clean just a paid for clean. In the end we disposed of 8 black bags of rubbish

Also:
Electricity meter was not read. We were not told about access or that by point was also in basement flat. Over two weeks to get meter read and we still have no way to contact basement flat or know what the standard arrangements are for access.

We were not told telephone point was in basement flat. Lack of access has prevented us from installing WiFi.

We have paid to remove sofas. Part of condition of agreeing to sign contracts was that if the back to the sofas could not be found they would be replaced. The backs were not found.

We cleaned bathroom seal now so does not need doing. Put up own curtains for £50 two room on lampshades bulbs.

On the building as a whole. The floors are floor boards which means you can hear a lot. The walls are also thin. There are also numerous air vents which connect the flats and sound and smells travel.. Flat 8 above us has wooden flooring and you can hear everything. Current tenants are students who come in during the early hours drink and noisy. So our nights are very restless. You can hear the hoover, singing, and walking around. We have since made a formal complaint as covenants actually disallow the installation of wooden floors. They have to be carpeted.
The windows are single glaze so do not keep out much sound and the road is busy and after the changes to lights and road layout, horns are used a lot in traffic jam frustration.
All the leaks in the kitchen mean we now have mushrooms growing in a corner.
