Landlord rating
The Landlord conducted a private end of tenancy inspection. Despite the family home being lived in for 10 months, and being professionally cleaned (including appliances) is withholding the deposit and refusing to release. He is being encouraged by his estate agents, Abode. The rent charged was far in excess of market rates due to a false 'bidding war'. The real rent in the year 2024/25 was much lower. The property is being let out at much in excess of that. The landlord failed to fix usual - run of the mill issues - such as extractor fan breaking. This caused the splash back to disclour. Instead of recognising it was his fault, he is claiming for discolouration of the splashback. My experience was very negative.

Letting Agent rating
The entire team from Abode paint themselves as a 'family run business'. What that really means is they all have each other's back. As estate agents go, recognising it is hard for 'family run businesses to thrive', the aim of the game is to extract the maximum amount of money from tenants and fees, for the minimum amount of work. Necessarily, this requires the sort of practices being ruled unlawful: charging exorbitant rents and pretending bidder wars; refusing to conduct or authorise routine maintenance; refusing to return deposits; charging excess daily rents which are not provided for in the tenancy agreement.
Most of all, the estate agent and landlord combined have been hectic/distressing when it comes to the return of the deposit, which they have sought to keep.

Property rating
The property looks good on the surface, but our experience is that it is a distressing place to live. Despite maintaining it to immaculate standards, including professionally cleaning the property and all appliances, at the end of the property, the Landlord wished to extract the deposit. It is a very difficult place to live, challenging estate agents, worse landlord. It is not suited for a family looking for a peaceful life. The agent commissions invasive inspections. This property should be avoided at all costs.
