Over seven years, I experienced the landlord as reactive rather than proactive, with minimal day-to-day management and inconsistent standards. Maintenance was often informal, sometimes substandard, and frequently required escalation before action was taken. Clear communication was lacking, particularly regarding repairs and water damage.

Issues such as overcrowding above the property, antisocial behaviour nearby, boundary security, and ongoing waste problems were only addressed after repeated pressure or local authority involvement. I did not feel adequately supported when raising safety concerns.

There were also instances of the landlord attending without sufficient notice and making requests that placed unreasonable demands on my time.

Overall, I found the management style to be hands-off, slow to respond to serious concerns, and not tenant-focused.

In my experience, this agency charged substantial upfront fees but provided minimal ongoing management or tenant support.

There were no inspections for approximately four years. After six years of tenancy without issue, I was then informed inspections would take place every three months, carried out by a relatively inexperienced staff member. The approach felt inconsistent and unnecessary.

During inspections, personal belongings were photographed without clear explanation, which I found intrusive.

When I raised serious safety concerns about abuse and threats linked to a neighbouring HMO, I did not feel supported. I was left to manage the situation myself despite repeated complaints.

Repairs were not actively managed; communication was largely limited to passing messages to the landlord. Progress typically required repeated follow-up.

Prior to this tenancy, I also rented another property through the same agency which had significant leaks and roofing issues. I moved in with a newborn child while those defects were still present, and the issues were not resolved.

Across multiple properties, I experienced a consistent lack of proactive management and limited tenant advocacy. I did not feel that tenant welfare was prioritised.

The rent was relatively low and the flat was spacious, which is the main reason I remained for as long as I did.

However, the living conditions were difficult. There was persistent impact noise from the flat above, and the garden was largely unusable due to debris regularly falling from upstairs windows. This included spit, cigarette ends, food waste, glass and general rubbish. The space was also overlooked on three sides, offering little privacy.

The neighbouring HMO generated frequent disturbance, including constant drainage noise. A manhole cover in the garden regularly blocked due to the number of waste pipes feeding into it, at times causing sewage issues, and constant smoke coming in to the flat from people smoking in the garden,

The property was poorly insulated. Single-pane sash windows provided little protection from cold or noise, and rooms — particularly the extension bedroom — were extremely cold in winter with limited soundproofing.

There were ongoing rubbish issues in the area, which attracted vermin. Rats were regularly poisoned locally and would die beneath the building, causing persistent unpleasant odours.

Overall, while the flat appeared attractive on the surface, the noise, sanitation concerns, insulation problems and surrounding environmental issues made it a stressful place to live long term.

The street is dominated by poorly managed HMOs and short-term lets. There is constant tenant turnover and very little stability.

Parking is a constant problem. During college drop-off and collection times the road becomes gridlocked and difficult to access.

Rubbish is a continual issue. Bins overflow, waste is left out, and it attracts vermin.

Antisocial behaviour and drug use are ongoing. Parties run for days. Drug dealing happens openly. Night noise is constant.

Street lights are switched off at midnight, which makes an already unsafe environment worse.

I did not feel safe living there. It is not a stable or secure place to live.
