Tenancy review for 17 Lucerne Street in East, Maidstone rented via Regal Lettings Agents

Totally incompetent. Since moving in 14 Dec 2018 (early on their request), asked to set payment date to payday, 25th. Was okayed subject to payment for gap. Jan comes, no bill - demand for money on 15th (phone call and threatening letter) - explained on phone and was again okayed by landlord and was told would be sorted for Feb (they sent me a spreadsheet showing the amount extra for gap). Feb 15th, again a phone call and threatening letter - again explained they really need to sort their crap out and look at their own records. Paid with extra 2 weeks (gap money) as stated on spreadsheet. Every month since I get phone call and letter demanding money (hlaf the rent because they still cannot seem to acknowledge that the extra 2 weeks was for the agreed - 4 times now - change of payment date and not a part payment of rent). |Sent complaint emails and letters; no reply. Just same demand threatening 30 quid fee and "further action". Will be moving out as soon as my contract ends - sorry for landlady who is marvellous!
Avoid these idiots like the plague!!!

Property is OK. 2 bedrooms. Small pretty garden with lawn. W/machine, cooker, fridge freezer. Blown double glazed window fixed by lardlord; pointing causing water ingress in the pipeline to be fixed by landlord. Walls are paper-thin wrt sound, can hear almost every word neighbours say, and their baby cries day and night which is super. Landlord herself is good, friendly and replies fast. Letting agency however and as incompetent as is humanly possible!

Walking distance to shops, malls, restaurants, library, train station, buses, and so on. Very close to the action, without much of the street noise. Parking is difficult even with permits; sometimes have to park in paid car park or several streets away! Permits are cheap at 25 quid/year each - max 3 per household (2 with reg listed plus one guest).
