Agent slow to make repairs, like waiting weeks for hot water and heating during winter, and blamed this on landlord not being available but I was ableto contact him and the agent hadn't tried.
Tried to add over £5,000 in fees on one statement, going back as far as 12 years without explanation. Went to court and judge threw their case out as they couldn't provide details.

2 bedroom house. Newly decorated. Landlord said they had trouble getting agency to get property ready for lettng, but eventually resolved this.
