Not good. We ended up complaining to the ombudsman about the inventory, property maintenance and the complaint handling process.
I cannot stress enough that a lot of time needs to be spent at the beginning of the tenancy going over the inventory to ensure that you are happy with the descriptions. Pictures of the property included were from a previous year and descriptions were inaccurate. We didn't correct enough of them but make sure you do.
On move in only two keys were provided. We had to chase for additional copies to be cut. Range of maintenance problems were initially looked at on the day I asked, 3 days after move in, but only because by chance the contractors had turned up next door and nobody was in so they suddenly found themselves with free time.
Issues being rectified slowed down over the course of the year. A broken blind took months to be replaced. A disgusting smell from the fridge went on for at least a month, and although the estate agent and contractors both came in and said it was disgusting, assumed it was the kitchen drainpipe. It wasn't - it was the fridge, and we were forced to clean out the disgusting clogged pipes despite not having lived there for more than a few months - this was many years worth of maintenance ignored, and if we hadn't dealt with it ourselves then the smell would have just continued.
Overall there is no way I could recommend Nicholas Humphreys as competent or caring estate agents and
The only positive was we got the full deposit back, in no small part I imagine because they deep down know that the house was of incredibly poor quality, and all that they could say was that it was reflected in the cheap price we were paying. While it was notably cheaper than neighbouring properties this does not release the landlord from complying with their reasonable obligations to maintain properties to a certain standard.
Don't know who the landlord is - all dealings done through Nicholas Humphreys.

Agency are helpful when they respond but they are not the most responsive which is difficult if there is a pressing issue. Luckily we haven't had many issues
