Short version:

Avoid at all costs; they do not honour promises made in writing. I have attached the company’s response assuring me that I would not be charged for pre-existing damage and cleaning.

Long version:
I moved into a flat in Lincoln last year; the condition of the flat when it was handed over to me was beyond disgusting. Drugs left above a door – which prompted me to contact the police – dust covered the flat, brown marks decorated the toilet, and toothpaste marked the sink. The walls were in terrible condition. The window latches were rusted, resulting in the windows not closing properly and it being freezing during the winter months. The floor had chunks missing, and one of the sockets had a large crack running through it.

They promised before I moved in that the floor would be fixed and the flat would be cleaned; it wasn’t. I stayed for 6-months, during which time no attempts were made to fix the issues with the floor. As for the windows, they sent out a guy who stuck a towel in it and called it fixed.

After complaining, I was informed, in writing, that I would not be charged for the cleaning of the flat after I left, nor would I be charged for fixing the damaged socket. However, once I left, I received a claim totalling £159.72: £96.00 to clean the oven, which was barely used, and £63.72 to fix the socket.

I cannot stress enough how terrible the experience was and still is dealing with this company; in all honesty, avoid them at all cost. I wish I could give them minus stars. This is the single worst estate agency I have ever had the displeasure of dealing with.

Useless, they will take all of your money for "Admin fees" and then when you have problems with your landlord letting themselves into the house whenever they like, it's nothing to do with them and you'll 'Have to take it up with the landlord'.
They are fully aware that Ms Middleton is a rogue landlord but continue to have a number of her properties on their books.
