WH Brown (sequence) were the company managing this property. Unfortunately I had a bad experience with them. During my tenancy the flat suffered quitesevere flooding during ongoing roofwork which caused damage to the interior and water damage to the electrics in the bathroom rendering them unusable. This was reported to both the landlord and Browns, but nothing was done to fix the flooding by either party - in the end the owner of the building itself where the flat was situated dealt with the problem. I had no assistance from Browns or my landlord and had to take a week off work at my own expense to stop the flooding being far worse than it would have been had I left it. The electrical damage in the bathroom was reported in July and wasn't fixed until December the same year despite me chasing both the landlord and Browns. Later Browns tried to lay blame on the landlord and then myself saying initially they never received my original email (they did I had responses) and that it was my fault as I hadn't chased them (I did chase them). I wouldn't recommend renting any property where Browns manage it. I was paying £750 a month for this place, even after the flooding and with the damaged electrics. I am currently seeking compensation and have progressed this to the Ombudsman due to lack of a realistic response from Browns.

William H Brown known to most as an okay letting agency no they was giving us the run around an because we came from Canada they was treating us like crap some people with the council was stating they was trying to blackmail us on multiple occasions they are a terrible agency and the people that work there should go to hell for how they treat others and how they and the company operates.

Short version:

Avoid at all costs; they do not honour promises made in writing. I have attached the company’s response assuring me that I would not be charged for pre-existing damage and cleaning.

Long version:
I moved into a flat in Lincoln last year; the condition of the flat when it was handed over to me was beyond disgusting. Drugs left above a door – which prompted me to contact the police – dust covered the flat, brown marks decorated the toilet, and toothpaste marked the sink. The walls were in terrible condition. The window latches were rusted, resulting in the windows not closing properly and it being freezing during the winter months. The floor had chunks missing, and one of the sockets had a large crack running through it.

They promised before I moved in that the floor would be fixed and the flat would be cleaned; it wasn’t. I stayed for 6-months, during which time no attempts were made to fix the issues with the floor. As for the windows, they sent out a guy who stuck a towel in it and called it fixed.

After complaining, I was informed, in writing, that I would not be charged for the cleaning of the flat after I left, nor would I be charged for fixing the damaged socket. However, once I left, I received a claim totalling £159.72: £96.00 to clean the oven, which was barely used, and £63.72 to fix the socket.

I cannot stress enough how terrible the experience was and still is dealing with this company; in all honesty, avoid them at all cost. I wish I could give them minus stars. This is the single worst estate agency I have ever had the displeasure of dealing with.

Agents did a terrible job promoting the property. When we viewed there was rubbish everywhere and the whole place stank of smoke. They also told us the previous tenant had ‘gone missing’ which didn’t exactly sell the place! They failed to show us key areas such as the attic and an outdoor storage area that we learned about after moving in. They didn’t give us the finished contract, or the keys, until an hour before we moved in.

Agency was very difficult to communicate with. The person handling our case was never available and messages to them were never passed on. Our landlord told them to release our deposit in full straight away and it took them 5 weeks to get it to us. This was with many phone calls and emails inbetween which received little response. Our landlord actually moved to a different agent part way through the year because of how difficult they were to deal with. Would never reccomend W H Brown.

Useless, they will take all of your money for "Admin fees" and then when you have problems with your landlord letting themselves into the house whenever they like, it's nothing to do with them and you'll 'Have to take it up with the landlord'.
They are fully aware that Ms Middleton is a rogue landlord but continue to have a number of her properties on their books.
