Nice people and mostly quite responsive to any issues on the property. Overall courteous until the end where things got a bit more complicated: they did not handle our deposit properly. It was not put in a scheme for a year and then the protection expired about a month before the end of our tenancy. Being under pressure at the time with the move etc and trusting the landlord we did not pursue the matter. After leaving the property however we were asked to pay for '2 brown burns' on one of the (black fake granite) countertops in the kitchen (which we never noticed when there -request for pictures was ignored-, likely just discoloration/wear and tear after 3+ years of use) that were not seen at the key handover in addition to the stained carpet on the stair where our dog used to sleep which we agreed beforehand to have professionally cleaned. This dragged for a while without us getting any real quotes from the landlord.
After about 3 months (past any recourse with the protection scheme at this point) the bill came in: all the countertops had to be replaced because they were glued together and the carpet was professionally cleaned and the stained part replaced in the end.
Total bill circa £800 swindled from our deposit.
Turns out none of this was legal, and at most (if proven to be serious damage where repair is not possible and not just wear and tear) we should had paid for a percentage of the new replacements, calculated on the estimated remaining lifespan of the items as they were not new anymore after numerous years of living in the property (look up 'betterment and apportionment').
They also claimed professional carpet cleaning was in the contract which is also not reasonable or legally enforceable.
Oh well, a lesson for the future for us and hopefully for whoever reads this.

TLDR: Landlord refurbished their property at our expense.
Make sure your deposit is in a DPS for the whole tenancy -it's a legal requirement!-, and dispute any unreasonable claim through the DPS.
