A Year of Hell – Context
I have never had an experience like this, having rented twice before without any issues.
Lodger’s Agreement: Basement studio, £1250/month inclusive of all bills. Self-contained unit with its own entry door and a shared basement door. No access to each other's property.
Note:
I always paid rent on time. I reported major issues. Towards the end, I was so afraid of the landlady that I limited my communication with her.
1) Abusive Phone Calls
On two separate occasions, the landlady berated me over the phone.
First instance: Soon after moving in, I emailed her to let her know I could hear the washing machine (which was located in the shared basement area) running throughout the night. The noise and vapors from the detergent were keeping me up. She called me the next day while I was walking to work and berated me for 30 minutes, saying: “You can’t f***ing tell me how to live my life.”
Second instance: After an inspection, she wanted to address a condensation issue, as the wall was peeling despite me using the dehumidifier all year. I recorded the maintenance worker telling me that the damage wasn’t due to condensation. She accused me of using excessive utilities and claimed I owed council tax and more rent. She shouted, “You don’t know what you’re talking about. You don’t f***ing know how to manage a property.”
2) Changed Contract on Signing Day
She changed the contract after I had already agreed to terms with the agent online. She removed certain terms and conditions on the day I signed.
3) Accusations Over Guests
I had my sister stay over twice (with permission) and my long-distance partner stay over three times (2–3 nights each time). I genuinely forgot to inform her about my partner. She claimed I had violated the contract and said it was null. However, when I asked to leave, she insisted that I had to stay until the end of the term.
4) Sleep Disruption from Dehumidifier
She required me to keep the dehumidifier and window open all year, severely affecting my sleep.
5) Heating Issues
She repeatedly told me not to use my electric heater, yet I had no control over the central heating—it was controlled from her flat upstairs. I was freezing all winter, and she still accused me of causing a spike in the energy bills.
6) Bug Infestation
There was a persistent bug infestation.
7) Invasion of Privacy
She constantly monitored me. Once, while I was on a video call with my boyfriend, she emailed me saying I wasn’t allowed to have guests on “Tuesday at 4 PM.” Another time, while I was cleaning my apartment and had some rubbish temporarily placed outside, she emailed me telling me not to leave bins out. The constant surveillance was invasive. This meant that she was coming down to the shared door and listening to my conversations from the other side.
8) Mental Health Crisis
After the second abusive phone call, I felt suicidal and went to A&E to ensure my safety.
9) Opened My Packages
She opened my delivered packages and even used one of the products.
10) Attempt to Withhold Deposit
She tried to withhold my deposit with ridiculous claims of damage—many of which she had mentioned during her phone rants and had no basis. For example, she tried to charge me for plaster that was already broken when I moved in. She was even fixing it on my first day.
11) Verbal Abuse
She would randomly snap during conversations, talk down to me, give backhanded compliments, and then suddenly switch tone.
12) Noise Pollution
She regularly played Netflix at full volume at 3 AM. Her daughter played piano and guitar past midnight. She had friends over often—which I don’t mind—but she had a problem with me having two guests over the span of 12 months.
Conclusion:
This landlady should be barred from renting properties. The experience severely impacted my physical and mental health.
Advice:
Do not rent from her. If you must, take thorough photos upon arrival and limit communication to email only.
