3 stars for an overall good experience, but room for improvement.
My experience with this landlord was generally positive, especially when it came to responsiveness. Issues in the flat were addressed fairly quickly, which I appreciated. However, there were a few areas that made the tenancy less smooth.
When it came time to discuss a rental increase, I was disappointed by the lack of flexibility. I tried to negotiate, but was told it “wasn’t fair” of me to even ask, which felt dismissive. There was also a moment where I was blamed for a washing machine issue simply because there was dust on the control panel — not exactly a reasonable conclusion.
The general upkeep of the flat left something to be desired. Flooring was coming away from the skirting boards, and plug sockets were oddly placed within the skirting itself. During one conversation, the landlord expressed frustration about new EPC rating requirements, complaining about insulation costs and asking rhetorically where she was supposed to find £1.5k per flat — which felt inappropriate to direct at a tenant.
The final inspection was particularly frustrating. She commented that there had been a “superficial attempt to wipe the surfaces in the kitchen, but when the water dries, quite often the limescale remains” — not sure how I would have combatted this consider London water is notoriously very hard. She also pointed out rainwater marks on the outside of windows I had cleaned... She claimed the bath was “very dirty” but couldn’t provide a clear photo to support this.
All of this was said in the context of her bringing a contractor round and announcing that they were going to rip out the floors, ceilings, and walls to refurbish the entire place — which made the nitpicking feel even more unnecessary.
Overall, the landlord was responsive and communicative, but the attitude toward negotiation and property standards could definitely be improved.
