2 room HMO flat not on ground floor: Each flat facilities basic, end-Victorian era large windows let in good light. Kitchen area minimal facilities, combi heater has been underpowered and slow to heat; end up adding water from kettle to wash dishes often. Biggest point: builtin shower/toilet+sink are cupboard-sized, a squeeze, and not well isolated (recommend to negotiate better access to washroom between flats especially for number 2s).
Coin-operated electric meters in each flat, heating is electric fire plus some central heating, shared costs and times of operation (eg. Winter months only) as agreed between tenants.
