The property was an unlicensed HMO with three bedrooms in a semi-detached house in Muswell Hill. Perminder owned this flat and the flat beneath it.
There was no door to the kitchen, no locks on the bedroom doors (they didn't even close), mould growth in the communal area, a smashed window in the front door (which Perminder never repaired). There were cracks in the bedroom windows which let cold air in, and plaster from the window panes would regularly fall off on to the floor. The place was falling part and Perminder did nothing about it.
