I rented a flat from Rock Residential Holdings Ltd from October 2021, and it turned out to be the most distressing and exhausting tenancy I’ve experienced.

From the beginning, I encountered serious issues that were repeatedly ignored or downplayed. In January 2023, the heating failed during freezing conditions. Instead of arranging a repair, the landlord asked me to send a video of the issue and refused to take action. I was left without heating for days and had to resolve it myself, without support. It was inhumane and showed a complete lack of care for my wellbeing.

In April 2024, scaffolding was erected across the back garden for a loft conversion. I wasn’t properly notified, the scaffolding wasn’t fenced off, and it remained far longer than the 8 weeks allowed in the tenancy agreement. My access to the garden was significantly reduced, yet my full rent continued without any offer of compensation. It felt unfair and oppressive.

There were also multiple unannounced visits by contractors and the landlord himself — often without notice. I felt my privacy was routinely invaded. I never felt at ease in my own home and found myself constantly anxious about who might show up.

In October 2024, I became locked out of the flat in cold weather. The landlord didn’t respond in time, so I had to pay for an emergency locksmith just to get back into my own home. Afterward, he refused to reimburse me, blaming me for not waiting for his help — which simply wasn’t available when I needed it.

Throughout the tenancy, communication from the landlord was frequently rude and aggressive. His tone and conduct added to the stress of living there. It made me feel intimidated and isolated. What should have been a safe and peaceful home became a source of ongoing mental strain.

After months of trying to resolve things, I was left with no option but to pursue a claim through small claims court. I’m writing this review to warn future tenants: my experience was deeply upsetting, and I wouldn’t wish it on anyone else. Please think carefully before renting from this landlord.
