I only give 2 because the newer employee they brought on not long before we left was a genuinely nice person that treated us like human beings.
Theinitial agent allocated to us was incredibly rude, constantly made sniping little comments about anything and everything. If we had something that needed fixing we'd have to chase multiple times, at one point we had to wait 6 months just for an acknowledgement.
She left eventually but unfortunately it didn't get better.
The owner of the letting company was an absolute flake. We requested some reasonable adjustments to help us achieve the standard that was expected (e.g like making sure everything discussed in regards to inspections etc would then come to us in writing) as my partner and I both have ADHD and Autism.
We were working full time in very busy & highly demanding jobs with no disability support available to us in the area - a very common problem not just in West Sussex.
He constantly moved the goal posts, would never commit to feedback in a tangible or meaningful way, it was always vague and unhelpful. When we addressed one issue, suddenly something else was the problem.
We had multiple inspections almost at the point of every two weeks from Jan-April which we later found out hadn't been recorded on their system. It got to the point of harassment, despite the fact that the house was in real need of tlc. We were losing days of work just to accommodate this constant invasion.
There were regular leaks from the bath/shower that caused the wall up the stairs to blow - the proper fix wasn't implemented despite the tradesman's advice, just a rough patch job. Because of the cheap rushed nature of the fix, the water got into the electrics of the lights below. Mold issues that weren't helped by a broken window in the upper spare bedroom and a barely functional extractor fan in the bathroom with no window in there to help dissipate steam.
I made a formal complaint according to the process listed on their website but got no joy or formal resolution, just a pleading phone call to take a step back and things would change (They didn't). As it carried on I reported them to the Ombudsman but had the case closed as the complaint hadn't been registered/updated on their system and they had changed their procedure in the interim of waiting for the Ombudsman to assess our case.
I couldn't say whether they were negligent, ignorant or had stretched themselves too thin to cope with all the rental properties they managed as I think there were only 4 staff members. Either way it was probably the worst two years I've ever experienced as a tenant and cemented my decision to get out of there.

Property rating
Initially seemed great, wonderful upgrade from a 2nd floor apartment. Unfortunately it was very tired and needed a lot of work to maintain or fix things that just didn't happen whilst we were there.

Area rating
People were pleasant, it was close to the middle of the city so everything was in walking distance. Unfortunately we got priced out of being able to stay in the area, the city centre lost a lot of it's charm and is mostly coffee shops, hair dressers, restaurants or Vape stores
