This Agency is a Complete Joke – Do Not Rent from Them
If I could give negative stars, I would. This so-called tenancy agency is nothing more than a cash-grabbing, incompetent, and unprofessional disaster that has no regard for its tenants' safety or well-being.
They lie. They advertise false information and make promises they never intend to keep.
They don’t care. Their emergency contact is a fictional service—I had to kick my own door down because they falsely claimed it was working when it wasn’t.
They are negligent. They refused to give me a spare key, didn’t notify me of any security changes, and have left my home insecure for nearly four months.
They are incompetent. They finally "fixed" my door after months of ignoring me—except, surprise! It still doesn’t work, making the key completely useless.
They don’t follow through. They promise to come back and actually fix it, but just like every other promise, it’s been nothing but hot air.
And the worst part? My pregnant wife lives here too, meaning their absolute disregard for basic tenant safety has put her in serious danger.
Imagine paying these clowns £13,000 upfront for a year’s rent, only to be treated like an afterthought. They don’t answer the phone, they don’t do their jobs, and they don’t care.
This isn’t an agency—it’s fraud in disguise. Avoid at all costs unless you enjoy setting your money on fire and living in constant frustration.

Absolutely useless. Didn’t make any effort to fix the horrendous mould and damp in our flat. Despite all of the mould, and us constantly begging for something to be done, X1 still made us pay full rent for the whole period and then tried to take £165 from our deposit when we left for “cleaning”. Thankfully we resolved this and got our money back but it took over four months. There was a real lack of empathy given what we had been through.

After spending the whole winter in that flat I noticed there were gaps in one of the windows. One between the window frame and the pane of glass, over 1cm (p.4). And the other between the two sliding window frames (p.5). These gaps were allowing cold air to fill the room and consequently I could hear every sound from outside. I had essentially wasted money on heating that went straight out the window: the one radiator in the studio was below the windows. My complaint about the window was not taken seriously by staff at X1 Lettings so I contacted Salford council instead. The council were very helpful and informed me that they deal with a lot of complaints about the apartments in this building. They presumably spoke with X1 Lettings, urging them to do something about it as it was immediately dealt with after the council’s inspection. One of the gaps was sealed with silicone whilst the other one was not seen as a major problem, for some reason I cannot understand. I received no apology or reimbursement from X1 Lettings and gave up trying to fully resolve this issue.

X1 as a company is disgusting. They frequently flaunted their side of the contract during my tenancy, such as ignoring my maintenance tickets for months, instead of answering within the specified time limit. The first account manager of the property quit during my tenancy. The second account manager was rude, accusatory and aggressive when I contested her claims that I didn't have photographic proof of my mattress being covered in blood stains/sweat when I moved in.

X1 were incredibly hard to contact, they claimed they would have someone on site 24/7, but at best someone might be available during the night. After issues were reported I would hear nothing from X1 for days, sometimes up to a week, and when I did hear back, they made empty promises and gave deadlines they never met. Hot water would sometimes disappear for the whole building for up to a day with no communication, even during winter. Upon moving day they had still not fixed the chairs, or the light on the extractor fan, issues I reported 2 months prior.
