Their houses have mold painted with oil paint. Junkies enter the stairwells, inject themselves into the veins, leave vomit, syringes, gold, some tubes, needles on the stairwells, these are usually rags who steal money and cheat people!! Now we will not take your money and give it to every person who gave you a negative opinion because they are the ones who write the truth and you cover it up with fake positive opinions only that the positive ones are from colleagues from other cities!! These positive opinions are not real, other agencies give them to them and they cheat and steal money anyway but Anonymous will give it to you, report where we should send you your money.

Do not rent with Abode.

When we looked round the property it was an absolute tip with cigarettes everywhere, copious amounts of mould- general dirt and more. We were naive enough however to believe that this would be sorted upon our arrival. Much to our demise the house remained in the same tip except with no personal belongings of the previous tenants. Clearly there had been little to no cleaning. The house had sticky stained and very dusty furniture in each room and the carpet was soaking wet and smelt of rotting damp. Clearly water had been chucked on it and left. When we alerted them we were criticised for questioning the carpet cleaning service.

There was an array of broken items including every item of furniture in my room and basic kitchen requirements like kitchen air vent filled with thick black grease and a rusting microwave with a life of its own.

Although some things were replaced after requesting (shouldn’t have had to request) such as my furniture- many many things were not despite inquiring countless times throughout our tenancy on regular basis. One example (of many) being severely mouldy curtains in my room- I had noted several times that I had asthma upon my move in date and needed this sorted. Over the course of my tenancy I sent 7+ emails and spoke to/ showed 3+ property managers in person as well as the LANDLORD HIMSELF. They did nothing and pandered until we moved out. They did this with several other issues. Immoral.

They had the AUDACITY to use these curtains as evidence that we left the house in a bad state in the deposit review!
When we left the house was far far cleaner than it had been in the last couple years clearly- let alone our tenancy. However the house is not fit to live in point blank. Mould in each room only grew and grew despite alerting ABODE multiple times. When we moved out a few of the rooms had book lice residing around the mould. We used electric and non electric dehumidifiers as well as regular ventilation from the start of our tenancy and still this occurred.

Their deposit review evidence was completely UNPROFESSIONAL with a screenshot of an INSTAGRAM ADVERT from the property manager scrolling on her social media whilst carrying out these checks…

They charged us for an array of imaginary issues such as a missing grill draw we directly contested with images proving it was not there in the first place. And even charged us for the removal of someone else’s bed frame in front of the house NEXTDOOR to us! Make it make sense.

We sent evidence which was ignored.

The property managers here were not helpful, very unprofessional and frankly neglectful much of the time. They even tried to blame us for the behaviour of party goers several doors down???

Sadly, because we are skint students/graduates we had to settle with their charges eventually as we needed the deposit money back as quickly as possible for our new properties.

This is the problem with student housing, that some of these companies feel they can take the mic and do the bare minimum and think students will obey which many are forced into doing. Scam.

I cannot believe how we have been treated. These people do not have your best interest in mind and evidently neglect you as tenants assumptions that you are inexperienced students.

They only really care about the landlord so it makes sense really as thats where most their money comes from. Ensure you clean behind the fridge as these guys are not in the business of giving back deposits and you do have to put up a fight. They're very unresponsive also so if you have an issue you might aswell fix this yourself.

No apology for filthy house. Had ‘attitude’ when I went into shop to complain. You can just glance at the house to see it is FILTHY and neglected. If it wasn’t for online reviews would probably still be denying problems with property.,

Showed us the flat twice, helpful enough processing. Roughly £250 each for fees so not cheap. Otherwise had no dealings with them except when arranging viewings ready for when we move out.

The worst experience since I started renting. Agency rude and not helpful at all. Slow to respond to any issues. On the move out, even though I gave a month notice, the claimed I am responsible for another month as notice date apparently "incorrect". They took my depot for rhat without me agreeing to it. Agency manager was very rude whenever emailing me. I would definitely advise everyone NOT TO RENT WITH THEM!!!!!

Abode were pretty average and not great at arranging repairs quickly, but they were quite understanding when we suddenly had a housemate leave owing rent. Fees were pretty high.

We never met the landlord and all felt they were just happy to let it roll from tenancy to tenancy without proper renovation and that students wouldn't normally complain about these kind of conditions.

Didn't hear much from these guys, aside from the large agency fee at the start of the tenancy and hefty deposit deduction at the end.
