The landlady ignored my texts and phone calls for several days at the start of the tenancy and things got worse from there. Croydon Council had to get involved through Environmental Health and also Tenancy Relations. The landlady got her brother to threaten us whenever Croydon Council contacted them and she did not reply to my messages for at least 6 months. Eventually I had to take to small claims court. We settled for an amount -less than she actually owed me - through mediation.

This is an end terrace 2 bedroom property. The property has laminate wooden flooring downstairs, carpet upstairs, mice in the kitchen and toilets that always run, wasting water. The gas metre and electricity metre are in the garage but the landlady's brother put a car in there so we had no access to the gas metre (unless you wanted to climb over the car). We couldn't get a proper reading until we moved out. The neighbours are nice.
