Landlord rating
Conrad Baker (known as James on spare room website) turns up at the property whenever he wants and smokes in the kitchen, despite advertising this as a non-smoking let. If he determines the house is a mess (which it never has been), he goes mad and starts cleaning.
Conrad also forcibly and illegally evicted three tenants because they asked to discuss tenancy agreement terms and for the toilet seat to be fixed
Also, Land Registry suggests that Conrad Baker does not own the property, which is owned by the nearby Wynford Hotel.

The property is decorated to a good aesthetic standard (on an initial glance), but is frayed at the edges with wallpaper hanging off the walls, broken kitchen stools, damp in the living area, broken blinds and windows, and a faulty toilet seat that the landlord refuses to fix. The shower pressure is limited and the kitchen surfaces need replacing.

Reasonable area. Somewhat grimy, but lots of good chicken shops and a very friendly newsagents near by. Very convenient for the city centre.
