Short version:

Avoid at all costs; they do not honour promises made in writing. I have attached the company’s response assuring me that I would not be charged for pre-existing damage and cleaning.

Long version:
I moved into a flat in Lincoln last year; the condition of the flat when it was handed over to me was beyond disgusting. Drugs left above a door – which prompted me to contact the police – dust covered the flat, brown marks decorated the toilet, and toothpaste marked the sink. The walls were in terrible condition. The window latches were rusted, resulting in the windows not closing properly and it being freezing during the winter months. The floor had chunks missing, and one of the sockets had a large crack running through it.

They promised before I moved in that the floor would be fixed and the flat would be cleaned; it wasn’t. I stayed for 6-months, during which time no attempts were made to fix the issues with the floor. As for the windows, they sent out a guy who stuck a towel in it and called it fixed.

After complaining, I was informed, in writing, that I would not be charged for the cleaning of the flat after I left, nor would I be charged for fixing the damaged socket. However, once I left, I received a claim totalling £159.72: £96.00 to clean the oven, which was barely used, and £63.72 to fix the socket.

I cannot stress enough how terrible the experience was and still is dealing with this company; in all honesty, avoid them at all cost. I wish I could give them minus stars. This is the single worst estate agency I have ever had the displeasure of dealing with.

10 minutes from Asda if you're a slow walker, 15 from Lidl. Bit of a dodgy area and wouldn't go outside at night, but it is Manchester. Streets are generally unclean. The area itself is quite quiet except if building work is going on, and the neighbours only complain if you're far too loud on a school night.

The direct neighbourhood isn't the best, but being a gated community, this wasn't an issue. You are really close to hyde park and the city centre.

Please don't waste you r money with this agency. We stayed at the property for six months and had worst every experience with them. When we moved in lots of things weren't fixed and we were told it will be fixed once we moved in but nothing happened during those six months when we stayed there. Lots of emails and calls were exchanged but these people don't listen at all. After we left property we kept chasing them for our deposit. we cleaned everything and 21 days later we got email saying somethings weren't cleaned and they want to deduct £75 from deposit. We would have taken them to court but we are working professionals and don't have time for solicitors. We just wanted our deposit so we agreed to deduct £75 but still haven't heard anything yet. I got annoyed so decided to write this review so to warn other people before we take any property on rent through them. I hope this will help other people. I have got all the emails which were exchanged with them in case any wants to see proof.

The shops are only a 5 minute walk away, as are bus stops. Never had problems with neighbours except some bin stealing! Very quiet at night as it is effectively a dead end when the botanic gardens shuts. VERY close to QUB, only a 3-4 minute walk.

Five-minute bike ride to town centre is all downhill. You can go via Bridge Street, Viaduct Walk, or through the forest along Lade Braes. Close to Aldi, M&S, and Morrisons. Quiet street near Canongate Primary School. House is on a corner so the only neighbour is an elderly woman.

I enjoyed living in this area as it's close to the Botanic Gardens and Hallow Hill. There aren't many student flats nearby, which might be a positive or a negative for you.
