Although the agency were very prompt at replying to enquiries, it was clear that they felt enough money had been spent. When we enquired about additional furniture (that really should have been included in the first place) we were told the landlord had already spent enough money. A gas boiler had been installed before we moved in, but this was only done as the flat had lain empty for months prior, as no one was interested in a cold tenament flat with nothing but an electric plug in fire to hear it. The shower was replaced, however this was only once it had broken within the first week of moving in. Again, it was at least 30 years old and really should have been looked at before the flat was let. The agent made a great point of showing us a text she'd been sent by another tenant, raving about how wonderful she was - I saw very little evidence of this. When I moved out, she wrote a letter to the council about my father and told them that he shouldn't be a landlord, which was both petty and pointless. I am unsure what the point of the exercise was.

The property was a reasonable size - 1 bedroom, living room, kitchen and bathroom. Badly needed the furniture replaced - the entire living room was taken up by a hideous and ancient cream leather suite that was in very poor condition. Despite being advertised as "furnished", there was nothing more than a bed, tiny bedside table and an ancient, broken desk in the bedroom - no wardrobe or a chest of drawers. The kitchen sink was very marked and dirty. The décor was alright, however very dated in areas. Everything included was the cheapest of the cheap and in very poor condition. There had been no real effort to spend money on this property. The close wasn't well maintained and the garden was overgrown and full of rubbish.

Area rating: 4
Transport links were very good, however the neighbourhood was a bit rough. Local shops nearby and not far to walk into the town centre.
