Tenancy review for 3 Main Street in Coldside, Dundee rented from Keith Wilson

There is always room for improvement and we had a moment or two of miscommunication, but he is genuine and goes above and beyond what he needs to as a Landlord.
He collected me from the train station on a Sunday evening for check-in. He followed this up with a lengthy induction the next day on how to use everything within the property and showing me all the paperwork.
He even gave me a 2-week cooling off period when I signed the Tenancy as I wasn’t from Dundee and didn’t know where I wanted to live. I found out later when I moved to another property that this was not standard.
The Landlord undertook an initial inspection in the first 6 weeks and then each time before the change in tenant happened. So there were 4-in total including the final inspection.
The Landlord was fair and didn’t charge me or my flatmates a late fee on the few occasions we forgot to pay the rent by the due date. Again, I found out later that this was not the norm and most Landlords or Agents will charge a late admin fee to send you a reminder email.
Any repairs or queries were dealt with very quickly. If something could not be done for a while he did inform us of the reasons for this and gave us an indication of when it would be done.
The Landlord was true to his word and for my flatmates and myself and we each got our deposits returned in full after we returned the flat to condition and cleanliness we found it.
The Landlord provided a good reference for my new Landlord and did not charge for this which I’ve heard others do.

I shared this flat with one other person for a little over a year. There were 2 of us in the property and I had 3 different flatmates over this period.
The flat is nicely decorated, very well presented and was super clean. It also came with a fully stocked kitchen (all cutlery, crockery, glasses, pans, utensils) and each appliance. There is also a lounge with a dining table (for 4) and each bedroom comes with all the basics you need in bedroom furnishings (bed, wardrobe, dresser, chair, bedside table, curtains, etc.)
The property has a private entrance (so no close to share).
It has double glazing and gas central heating.
I did think the utility bills were expensive in the winter, but the Landlord showed me online through our utility suppliers that our bills were less than out neighbour’s in the area. I’m not from the UK, so it was a surprise that most people have to heat their property well over the winter. I had thought putting it on for half an hour to an hour would be enough for the day, but learned this was not the case in older property.
I only moved out as I was getting married and we wanted something different- a home with our own garden rather than a flat.

There are good views from the flat and street.
There are so many convienence stores, shops, grocers, butchers, bakers, take-away restaurants, a post office, bank and specialised retail in the area- that it is hard to beat having everything within 5 minutes walk.
There was also a gym and a local Saturday market, but I read there was a fire recently and that this is on longer here, which is a shame as I was a regular user of both.
There are many good parks and the Law (the hill with the view 360’ over the city nearby.
There were one or two occasions when there was noise outside this came from the bar that I could recall. The drama was quite good entertainment, but certainly not a regular thing.
My flatmates and I felt very safe in the property and walking around the area alone.
