I rented a property from this landlord for 4.5 years. While the house itself had ongoing issues (including leaks from the roof, drainage problems, and damp), I remained a responsible and cooperative tenant throughout. Unfortunately, my experience at the end of the tenancy was disappointing.
The landlord entered the property on multiple occasions without notice or permission, breaching my right to privacy. After I gave two months' notice and paid rent in full until the extended date (April 6), I was denied access to the property to address minor cleaning or touch-ups, despite offering to do so. Instead, they attempted to charge me for professional cleaning — something that is no longer legally enforceable under the Tenant Fees Act 2019.
Many of the deductions they pursued were for general wear and tear after a long tenancy, such as light dust, scuffs, and minor marks — which I believe to be unreasonable. I’ve raised a formal deposit dispute with the DPS and a complaint with Liverpool City Council.
I would not rent from this landlord again and advise future tenants to document everything and be cautious.

A 3-bedroom mid-terrace house located in the Old Swan area of Liverpool. The property includes a small front hallway, carpeted stairs, wood-effect flooring downstairs, a modern kitchen with built-in appliances, and tiled flooring in the kitchen area. While the kitchen and bathroom appear newly updated, the rest of the house shows signs of age, including ongoing damp issues, previous leaks from the roof, and outdated decor in parts of the property. The garden was largely unusable due to drainage overflow and flooding.
Though functional overall, the property requires better maintenance and landlord responsiveness to meet acceptable long-term living standards.

I liked the area! At times you hear bad things about old swan, but the area was nice and quiet and the neighbors were always lovely!
