Landlord rating
Our landlady rarely visited, as her son who works for her mainly dealt with our queries. We only saw her a handful of times, but she was nice. Her son was very responsive and friendly, as well as understanding. If we didn't have the money on the day rent was due, they would allow us some time to gather it and pay when we could, which was essential when waiting for student loans to come in. When we reported anything faulty or damaged, they were very quick to arrange someone to either sort it out or replace it. We never had an issue with either the landlady or her son during our tenancy, and was very happy being under contract with them. They also allowed one of the tenants to keep her pet guinea pigs in the house, which she was very grateful for.

Property had just been renovated and we needed emergency accommodation after our former tenancy turned sour. House was modern and everything was new. We had a nice concreted back garden and the landlord allowed us to install a washing line. The hoover and the kitchen bin however weren't included in the object itinerary, so we had to supply those ourselves. Rooms were warm and comfortable. We had a lounge for socialising in, which was a huge plus for us. Doors were fire doors, so were extremely heavy and loud if you didn't shut them slowly. However, I understand the need for these types of doors. Bathrooms were fine upon arrival but one of them developed mould (which we attempted to clean up as much as we could), and mushrooms grew through the tiles. We later discovered that the bathroom above the kitchen was leaking whenever we had a bath or shower, and it grew damp above the kitchen door. We alerted our landlady's son about this and as far as I know, they're fixing it over the summer period. These events only really happened towards the end of our tenancy.

Area rating
House was close to all mainstream shops (Asda, Lidl etc) and about 5-10 minutes from the high street. It would only take us 5 minutes to walk to university buildings such as Brambell, Thoday and Memorial. The street could get very noisy at night, especially on Wednesdays, Fridays and Saturdays. Drunk students would bang on the lounge windows or front door at times. People would regularly use our recycling bins to throw their rubbish in too. The alleyway in between our house and the barbershop was usually filthy and attracted drunk people. However, we never really had an issue with the noise personally and we rarely went into the alleyway except when we were putting the bins out for collection.
