Landlord rating
Wish I had found this site before I had letted from this lady. She was sweet as sugar until my name was on a dotted line then it was a complete 180. It took me seeking council and aid from various organizations and individuals such as Aberdeen City Council(so thankful for these guys taking action on my behalf), Shelter Scotland(also wonderful because I was in a situation of being homeless), citizens advice(very good at putting you in the right direction for help) and multiple solicitors(all first consultations are free, use them) to get out of the mess I was in. ‘dubious’ and ‘unbelievable’ are two words that kept coming up to describe her business practices and I based on my experiences completely agreed. I won’t bore you with details here read the other post about her and her properties. Everything you read on those seems spot on with what I had experienced as well as so much more. Thankfully, with solid legal advice, I was able to get my property back and my deposit and first month rent to eventually find another place. this post is based on my personal experiences and my opinion of the landlord.

Not sure this is even a real company as there doesn’t seem to be any legal record of taxes or UK business license (could be wrong but I was unable to find). It appears to be ran by a Wendy Garrett (search her under landlords for more info) and a partner/(husband?)
In review of my experiences, The company was careless with paperwork and accuracy, unwilling to fix problems in the flat such as broken gas cookers, exposed wires, electric showers that would not heat beyond tepid, and replace furniture that was broken and unfit for purpose. And even though I had never been in the flat more than an hour and never unaccompanied attempted to take money from my deposit but thankfully this was dropped after I was forced to submit a dispute with the secure deposit scheme.
Upon request of the changes I previously stated, i was put under duress(pressure) to choose to leave the contract and led to believe I had been locked out of my flat. I was (thankfully) released from the new contract and with council and intervention was able get my deposit and first months rent back.
Alls well that ends well and I am glad to be out but would not recommend the company or its owner to even my worst enemy. This is based on my personal experiences and my opinion the business(?)

Property rating
The property itself was in desperate need of cleanup and fixing/replacement of fixtures and appliances. Soft Furnishings and mattresses did not appear to be up to fire code standards (stickers could not be located by myself or witness), hard furniture was found to be broken and not fit for purpose. Carpets were filthy and need of replacing which the company refused to do because I had pets which they had agreed to.
If you are choosing to rent from this company/ individual I would highly recommend being very thorough before agreeing to anything and ensure you are there during inspection as well as viewing copies of electric and gas reports. Although, i cannot in good conscience recommend this business to anyone. This post is based on my opinion and my personal experience with the property at the time.
