Me and my partner have rented this property since September 2025.

On 11 May 2026, we reported that the shower tray had become unstable and was subsiding. We were concerned because the tray moved significantly when standing in it and water was escaping onto the bathroom floor.

A contractor attended and applied sealant, but advised that this was only a temporary measure. We were subsequently informed that more extensive works would be required and were given a proposed repair date.

Despite assurances that works would commence in June, the repairs did not proceed as scheduled. Various contractors and managing agents became involved, which made communication and arranging access more difficult.

The shower tray was never removed and, to our knowledge, the area beneath it was not inspected. We continued to experience movement in the tray and water escaping from the shower area. We raised these concerns repeatedly and provided access when requested.

After several weeks without the issue being resolved, we referred the matter to the local authority’s private sector housing team for independent advice and assessment.

This review reflects our experience of the handling of the repair and the time taken to address an issue that we considered to be significant.

Based on my experience as a tenant, I found communications regarding repairs to be challenging and, at times, confrontational. When I raised concerns about the condition of the shower and requested repairs, I felt that responsibility for the issue was often directed towards us as tenants rather than the underlying defect being investigated.

I was also described as a “misogynist” and a “bully” during discussions concerning the repair. I strongly disagreed with those characterisations and found them upsetting. In my view, these exchanges made it more difficult to resolve what should have been a straightforward maintenance issue.

I would have preferred a greater focus on investigating the reported defect, maintaining clear communication, and progressing repairs within the timescales that had been discussed.

Slightly below average but in my opinion quite run down and in need of upgrades. Main issue is shower that in my view is in need of repair.
