Landlord rating
The house was mouldy for a start and very draughty and cold in the winter months. Although the landlady lived next door to the property and her son lived in the house behind the property, she never made any comments about the garden all the time we lived in the property. She chatted to us often when we saw each other in the shared driveway, but it seemed that she deliberately waited until we moved out to complain about the garden so that she could claim over £600 (!!) from my deposit to tidy the garden. Some of this cost was towards the hire of a skip, which she claimed she needed to dispose of the garden waste. Whoever heard of using a skip to dispose of a few garden weeds?? Everyone else manages to squash them down into a green bin. I think she was just trying it on as she had already hired a skip because she was renovating the house after we moved out and she needed it to dispose of waste from the house anyway. If you rent from her, please keep an eye out for mould reappearing through the new coat of paint covering it currently and please ask her to do periodic checks to point out anything that she's not happy with so that she doesn't get the chance to keep a large chunk of your deposit!

Cold, draughty, mouldy. The radiators weren't anywhere near big enough in relation to the size of the rooms. The heating costs were extremely high. The windows were covered in condensation in the winter. The kitchen had virtually no worktop space. The house was good because it was detached and it was attractive from the outside.

Area rating
Landbeach is an attractive village and feels very rural, but is so convenient for Cambridge. There are frequent buses into the city centre from the village. The main road through the village gets very busy with traffic, particularly at peak times. There are absolutely no shops or pubs in the village, meaning that you need to drive 10 minutes to a convenience store.
