I've been with Snugpads for 2 years. I cannot recommend them enough.

They are extremely responsive to messages, emails, phone calls etc. When moving into the property the terms of the tenancy agreement were clear, and our deposit was protected in a government approved scheme. All of this information was transparent to us.

They were very informed about the property at our viewing, and able to answer all of our questions. It was also easy to secure the property.

Once we moved in, logging repairs was very easy through their website. We received logged reports and updates on repairs via email and they were always quick to inform us of when they would be coming to the property to carry these out. This was the same with viewings from prospective tenants, and they always informed us of these several days in advance.

Snugpads also were extremely helpful when we had issues with our boiler and fridge, and have an emergency number that is always monitored. The maintenance team are very responsive, and if they cannot fix it they always contact the external company in advance. We did not go with bills included in either of our properties, instead we went with Split the Bills. If given the decision again, we would have gone with bills-included with Snugpads.

The staff in the office are extremely friendly, and always go out of their way to understand your specific situation and accommodate you accordingly. We had one property (79A Bolton Road) that was managed by our landlord, and 189 Bolton Road was managed by Snugpads. Both experiences were just as positive.

When coming to the end of our tenancy, Snugpads carried out a pre-move out check in each room to ensure all issues were pointed out with enough time for them/or us to rectify them (if they were our fault) before the end of our tenancy to ensure all of our deposit was returned.

If you make the extra effort to communicate effectively with them, this will be returned.

The property is large, so good for a big group of students with a mix of some very sizeable rooms. The decor is dated and worn but I think it was a compromise for the size of the property.

It comes with a washer-dyer, electric showers, oven, 2 fridges and 3 freezer spaces which is extremely useful. The radiators heat up extremely quickly, which is very useful in the winter as the large bedrooms can get cold. It's also best to get accustomed to the boiler while you are living in the property as the pressure can sometimes drop, but otherwise it's very easy to use.

The garden is a very generous size, and well kept by the landlord. There is also a large drive way for a few cars (and first-come-first-serve parking outside the house too), but they will need to be moved to get the bins past.

Very quiet area, and only some noise when the children and teenagers from local schools pass in the morning and afternoon.

The house is joined to the neighbours (also a student property), but there is rarely noise disturbance. There is a garage next door, but this has surprisingly little impact on us.

Some litter from the pavement often comes onto the drive, but this is maintained well by the gardener/landlord and wouldn't take too long to clear up yourself.

There is a few local shops 100m up the road, and more slightly further including a doctors and an Aldi. 15 minutes on the bus towards Swinton there is an Asda, Morrisons and an Aldi. There is also a main bus route towards town and University of Salford (10 minutes - max - to Salford Shopping City and 20 minutes to UoS).

The area is mainly residential and quiet, and only gets busy during rush hours on the main road. At night it is extremely quiet and peaceful. We have had no issues with crime or disturbances during my 2 years living on Bolton Road.
