Although Simon Neilson-Clark was initially very friendly whilst all the paperwork was being completed for the let, this soon changed whenever my son or his housemates tried to chase up any work required or repairs that needed doing. Often, he wouldn't answer his phone or return messages and regularly asked them to deal directly with his builders which felt like he was taking liberties and treating them as though they were his employees, not tenants, and responsible for resolving problems with his property. With the Covid-19 pandemic, our son moved back home in March this year and we approached Simon about a partial refund of rent or even just refunding bill money for the rest of the summer term as UoM and other landlords had done. We received a very unsympathetic response, more about the problems this was causing him, with absolutely no empathy from Simon despite us explaining we were paying the rent and it was not being funded from a student loan to which he didn't even respond and left us all feeling very let down as we made every rent and deposit payment to him on time. Would definitely not recommend nor rent from him again.

Dirty. My son, husband and I had to spend over 3 hours cleaning the property on moving-in day as it was in such a disgusting state, despite Simon confirming beforehand that it had been cleaned ready to move in. Problems continued when glass in the front door was broken from the outside and despite repeated request by my son and his housemates, this was left with only plyboard instead of glass for over four months of the 10 month let. Promise of other replacement items never materialised either with my son and the others replacing things themselves.

Despite Fallowfield being a great area to live in, the road this property is on was known for the wrong reasons, especially at night. Local residents there were very unfriendly, possibly exacerbated due to the appearance of the property for four months with plyboard instead of glass in the front door. Neighbours made it clear they thought this was my son/his housemates fault, which it wasn’t, and they received very negative comments that made them all feel very uncomfortable living there. Despite telling Simon about this, they still had to wait four months for this repair to be completed.
