Landlord performed bare minimum to plaster over problems - i.e. came to "fix" the shower screen, only for it to fall off again several times and "fixed" rain leaking problem, only for it to come back again in another room. Did not seem overly concerned about rodent issues and lost his patience with my reporting my concerns very quickly. Endless emailing with a rude/accusatory tone, not impartial and professional at all.

Property review for 2 Dickenson Road, Rusholme, Manchester

The property is a miniscule flat, probably constructed from a much bigger flat using thin divider walls. It is in a poor condition with fixtures and fittings being of the lowest/cheapest quality (kitchen cupboard doors flimsy, laminate flooring very old, scuffed, black scratches all over in places and the glass shower door kept falling off, once cutting my leg). When it rained, water poured down the walls (and on one occasion, into a plug socket) and this kept happening, despite the roof tiles "being fixed back on". The worst part however was the mice infestation, which the landlord insisted was "normal for the area" and even once accused me of inventing, despite finding dead mice on the rug and hearing them scuttling around every night.

Area review for Rusholme, Manchester

Area rating: 5
The neighbourhood is OK, not luxurious but close to the city centre and as a result, a very diverse mix of social, racial, circumstantial, professional backgrounds. It does lack social amenities such as restaurants and bars, but there is a beautiful park (Birchfields) and it is a short walk into the city centre. In terms of safety, the street I lived on specifically (Dickenson Rd) could be questionable at times and there was often a man lurking outside my front door asking for money.
