The worst of the worst. When we moved in, we haven't received any documents related to our property like gas and energy certs or any information re our deposit. There was no service to our flat whatsoever and even with urgent repairs such as faulty boiler during winter time, we needed to call the office 10s of times and waited months for them to fix it. Things like an extracter or easy repairs we had to fix them ourselves. There was supposed to be a gate to secure the block, yet it stopped working since 2016 and they never fixed it, and because of that we suffered many bike thefts and I had to keep my bike in our already crowded flat. The bike shed tipped over once and the glass was smashed and they didn't fix it. There was no recycling bins and the general waste bins got overflowed two or three days after they are emptied. The caretaker even tipped some of the rubbish in the back garden, why wouldn't they bother to dispose of it properly. There was no fire exit signs of fire evac plan. The communal area was blocked and used as storage by the tenants.

2 bedroom flat One is roughly 3 * 4 metre and the other 2.5 * 3 metre. The double glazed windows are a joke so during winter we wake up to find the windows soaking with condensation. The walls around the windows are very likely to get covered in mould.

Area review for Levenshulme, Manchester

Area rating: 7

The local area, Levenshulme, was nice and quiet most times. Haniwells was less than 20 mins walk to the train station and 10 min to the cycle path. It is close to several bus routs such as 192 171 and 172.
