We rented Ben’s property at 44 Clough Road for three years. Although the property looked lovely when we first moved in, we began experiencing a number of maintenance issues over time, including problems with the bathroom lights, the boiler, a leak from the upstairs bathroom, and the toilet.
We reported each issue to Ben as soon as it arose. Unfortunately, his responses were consistently slow, and in some cases, we received no response at all. For example, we reported an issue with the toilet, but it was never repaired during our tenancy. We followed up about it, but our messages went unanswered.
When we gave notice to end our tenancy, Ben ignored our messages for a couple of weeks before eventually replying that we were required to give two months’ notice. However, our tenancy agreement clearly stated that only one month’s notice was required. We therefore moved out in accordance with the terms of our tenancy agreement.
Before leaving, we informed Ben of our moving date and repeatedly asked how and when he wanted us to return the keys. As of today, over a month later, we still have not received any response. Despite this lack of communication, I have seen that the property has already been advertised for rent again.
Overall, our experience was disappointing. While the property itself had potential, the lack of communication and failure to deal with maintenance issues made what should have been a straightforward tenancy unnecessarily stressful.

44 Clough Road, Middleton, Manchester
3 ★★★☆☆
Property rating
The house is a good-sized four-bedroom property with a large garden. However, the floors are very squeaky, and the toilets are extremely noisy when flushed—you can hear them throughout the house.
The garden is spacious but needs repairs, as some of the stonework is falling apart.
The road outside is also very noisy, with motorbikes regularly driving past, even late at night.
