Landlord rating
The landlady of 3A Oundle Drive was one of the worst student renters a person could ask for. She was rude, unresponsive to when we needed help and overall an untrustworthy person. Throughout the whole year she offered no help to our requests and I shall list them now -
- My curtain rail fell down and after three times of asking for it to be fixed she never even sent out the repairman. This meant I had to make a makeshift curtain hanging and slept awfully for close to the 2 months it was in this state.
- When we moved in initially, there was a skip in the driveway impeding my fellow housemates cars to get onto the drive. This led to one of them being fined for their car being on the road instead of the drive where this skip was. We asked many times for her to move it and it took longer than it should've. The skip was there to clean up the state of the garden even after we had moved in.
- A Landlord must announce when they will arrive at the property for the tenets to be ready, she did not do this. She arrived multiple times to check the garden when it was being cleared whilst we were living there. She did not communicate with us at all at some points and was not trustworthy.
- At the end of out tenancy she tried to take a substantially chunk of our deposits from us by using illegal charges including a deep clean which is now illegal under the tenet fee act of 2019. We ended up having to take a part of our deposit being deducted due to us threatening her with court.
This is only a short list of what Malti Maini did to my house in 2nd year. She is a scamming landlord and one who tries to use students to her benefit and already growing empire of student lettings. If you see the name Malti Maini, stay far far away she means your students harm and she is only there for the monetary gain she wants.

Thank you for your feedback. Please refer to your contract regarding cleaning where it states that you must the leave the house in the state you found it. I have the check in and check out reports done by an independent company who then value the damage which is what I charged you. Had the state of house been the same on moving in and out then there would have been no deductions.
In terms of coming to the garden unannounced, I was only on site twice to make sure the gardener were doing their job correctly. As you will see from the contract , you were responsible for maintenance of the garden, yet I paid for it to be cleared as it was a jungle.

Property rating
The condition of the property upon arrival was hideous. The property was said to be have cleaned before we got there however this was not the case. There was dust everywhere and the floors were dirty. The garden was supposed to be kept in good shape before we arrived, but yet again it was massively overgrown and disgusting to the eye. The interior of the house was cheap and badly put together. The showers were slippery and plasticly, including one which was too hot to even step into. The outer part of the house was rotting away before we even moved in with wood directly under the front door dying and falling apart. There was broken glass outside the driveway and the front garden was closer to a swamp if anything. There were rats when we first moved in and had to be dealt with over a prolonged amount of time of complaining to the landlord. You can tell this property has been very badly and quickly made for maximum profit gain from the landlady and the company who she is in contact with. Would never recommend this house to anyone, and even more in the future due to the pricing of the property going up.

Area rating
The surrounding area of the property itself was very nice. Extremely quiet and with caring people who helped us when all the cars couldn't be on the drive due to Mrs Maini's skip being there. Thought it is a very nice place to live, for some students who want a more sociable life then I would recommend places like Lenton, Radford and Dunkirk which have many student properties. This was one of the only good qualities this property had.
